Real Estate

We are well-experienced and regularly involved in the acquisition, disposition, leasing, financing and development of almost every type of real property ranging from office buildings and shopping centers to industrial properties, raw land, apartment buildings and residential developments, as well as portfolios of properties and loans. Our attorneys maintain a multidisciplinary approach to our real estate practice by drawing on our experience in related areas of finance, corporate law, environmental law and other relevant fields to help our clients navigate complex issues and to protect our clients’ interests. Matters we have handled have involved properties nationwide. As part of the CREW network, we provide local counsel services for out-of-state clients.   

Real Estate Secured Public Finance – We are a top ranked and highly qualified public finance firm. As part of the public finance transactions on which the firm serves as counsel include real estate as a key component of the security for the offering. The firm has served as bank counsel in connection with letters of credit on bond transactions secured by real property. We have advised a large California city with respect to parking agreements key to parking facility bonds, a public/private venture, and the Cities of Los Angeles and Long Beach with respect to various real estate contracts, including an operating agreement and use permit in connection with the Alameda Corridor, a high capacity railroad project stretching from the Los Angeles area ports to the transcontinental rail network east of downtown Los Angeles.

Pension Funds – We are on the approved list of real estate counsel for the California Public Employees’ Retirement System (CalPERS) and have represented a joint venture entity between CalPERS and a leading global pension advisor on approximately 100 leases, including a 320,000 square foot industrial lease and a sizable build-to-suit transaction in San Diego’s North County area. The tenants for these industrial spaces are multi-billion dollar publicly traded companies.

The firm has represented a $13 billion pension fund on a number of complex real estate and venture capital acquisitions and investments, including the negotiation of a $20 million loan secured by an apartment building in Chicago. We also assisted the pension fund in a complex build-to-suit industrial building acquisition in Georgia. We reviewed the pension fund’s real estate transactions and private equity investments presented by its investment advisors to ensure protection of the pension fund’s interests.

Shopping Centers – We represent a number of midsize shopping center ventures. As part of this representation, the firm has developed form retail leases tailored for our clients’ specific needs, negotiated leases with anchor tenants and prepared and negotiated amendments to covenants, conditions and reciprocal easement agreements.

Real Estate Finance and Workouts – We have substantial experience handling real estate and asset based loans, representing institutional lenders. The firm distinguished itself in the business of real estate workouts while serving as counsel to the Federal Deposit Insurance Corporation and Resolution Trust Company after the real estate recession of the early 1990’s. The firm has continued the tradition of exemplary conflict resolution results and has assisted numerous clients with the workout of distressed properties and under-performing investments.

Corporations – The firm has negotiated significant leases for a Fortune 100 company, including an approximately 61 acre ground lease in the Pacific Northwest and an office lease in a major East Coast city. We represented a division of the company with respect to a $3 million mixed collateral loan to an automobile dealership. The firm also advises the company and its affiliates with respect to real estate secured loans, workouts, business acquisitions and entity formations.

Value Added Service – Quateman LLP represents a number of midsize companies, including clients in the banking, construction, architecture, telecommunications, recording and entertainment, consulting services, venture capital, advertising, graphic design and interior design sectors. Frequently these clients engage the firm to negotiate contracts, leases and building purchases. The firm also represents a number of the principals of these clients in personal real estate investment transactions, including the purchase and sale of raw land and commercial, industrial and multi-family transactions.
